• 2" x 10" floor joists @ 16" O.C. with wood bridging.
• Double 2" x 10" (6") intermodular beam; (3") exterior load bearing band joists
• 3/4" floor decking with 1/4" overlay - 1" glued and nailed floor systems
• No-wax vinyl floor coverings - Kitchen/Bath/Utility areas
• Standard carpet with pad (balance of home)
• Note:  Floor insulation is optionally available - see pricing

Exterior Wall System
• 2" x 4" studding @ 16" O.C. 
• 7/16" Oriented strand board - sheathing
• Vinyl siding (D-4) (front/rear elevations); see options for end unit and offset pricing
• Insulation: R-13 with vapor barrier
• Windows - Vinyl, single hung, low "E" glass, argon filled, with screens (lower sash tilts)
   circle top windows provided where indicated on plans
• Exterior Doors - 1-3/4" steel clad, insulated core, six panel entry door; Courtyard
   door - standard where shown
• Pre-formed woodsculpt polystyrene louvered shutters on front windows
• Interior ceiling height 8' - 0"; vaulted ceiling - foyer area (Waterford & Meadowbrook II
   only)
• Fire Separation Wall - (1 hour) fire-rating (where required)
• Mount master mounting blocks for exterior lights

Roof System
• Roof pitch varies per model - refer to actual plans for details
• 1/2" CDX Fir plywood sheathing
• 25 year seal down roof shingles over 15" felt
• Insulation - R-30 with vapor barrier
• 12" overhangs w/aluminum fascia & vinyl soffit (24" overhang at front entry - Waterford
   & Meadowbrook II only)
• Cricket and flashing materials shipped loose for field installation of roof tie-in cricket within a
   living unit where applicable

   brought to access panel and/or chase area(s)

• 200 amps service panel box with ground bar; panel box location per plan

• Electric baseboard heat w/individual room thermostats (optional heating systems available)
• AC/DC smoke and fire detector with dual ionization chambers

• Standard custom styled light fixtures

• Fan/light combination in all Baths
• Mirrored medicine cabinet - matching vanity with separate light; mirror with light - 
   Powder Room
• Simulated cultured marble vanity top
• Chrome Bath accessories: towel bar, towel ring, paper holder
• Drop ceiling - provided for electric and plumbing connections between floors per plans
