Site work - Excavation, foundation, driveway, water and sewer hook-ups and/or well and septic installation, electrical, plumbing, interior button up work (i.e. doors and trim installed where sections of the modular unit are connected, appliances hooked up, siding installed on the home etc.)
Home price - We will provide you with an estimate for most of the site work and the cost of the home. Estimate will include excavation, foundation, driveway, setting and securing the home on its foundation and all interior and exterior button up work. ***Land, water and sewer connections, and all town fees associated with these services are not included.
Land - We do not provide land.
Garages - In most cases a garage is optional. Some of our homes have the garage included, some state optional. A garage can be added to any home.
Designs - We provide complete design flexibility. You may choose one of the many models we have on our site, or you can customize one of your own.
Financing - There is no distinction between financing a modular home and a stick built home. Appraisals and financing are treated the same by Banks and lending institutions. If you need assistance in locating a financial institution, we can make a few recommendations.
Please note that we do not have brochures to send out, all our models are shown on our web site. We order our Modular homes from 3 different Manufacturers each with their own set of minimum standard features and options. We have been able to come up with a Minimum Standard spec. of our own. In some instances we have upgraded from our manufacturers minimum standards to reflect a higher quality home. Optional features and upgrades will vary based on the model chosen.
